Oxyria is operated by Tomaž Česnik, Cesta IV. Prekomorske 38b, 5270 Ajdovščina, Slovenija. Privacy questions and requests can be sent to the contact email below.

You need a valid email address to sign up, and you are responsible for keeping access to it and for everything done through your account. Accounts are for the landlord who owns them; do not share your sign-in with anyone you would not trust with your tenants' details.

Your properties, tenancies, documents and records remain yours. You give Oxyria only what is needed to store and show them back to you, and to run the features you use. You confirm you are allowed to enter the tenant information you record.

Oxyria is a paid subscription with three plans — Starter, Landlord and Portfolio — each allowing a set number of properties. The limit is enforced when you add a property, not just hidden in the interface. If you need more properties, change plan. Prices and what each plan includes are shown on the plans page before you pay.

Subscriptions are billed in advance, monthly or yearly, by card through our payment provider, and renew automatically until you cancel. Card details are handled by the payment provider, never by Oxyria.

Lease import, invoice scanning, equipment identification, price research and Ask Oxyria use AI to read your documents and answer questions. They are a helpful first pass, not legal, tax or financial advice, and they can get things wrong. Always check the figures and dates before you rely on them. AI features are subject to fair use so that heavy automated use cannot degrade the service for other landlords.

Guardian alerts, reminders and push notifications are a convenience. Delivery depends on your device and browser, so do not treat them as a guaranteed way of meeting a legal or contractual deadline.

Oxyria aims to be available at all times but cannot promise uninterrupted service. Maintenance, outages at the services it relies on, or faults can interrupt access. No specific uptime figure is promised.

Do not attempt to access another account's data, probe or overload the service, upload malicious files, or use Oxyria to break the law. Accounts doing so can be suspended.

You can cancel at any time from the plans page. See the cancellation and refund page for exactly what happens to your access and your data.

Nothing here limits liability that cannot be limited by law. Otherwise Oxyria is not liable for indirect losses, or for decisions you take based on AI-generated summaries you have not checked. Your consumer rights under UK and EU law are unaffected.
